Description
The works comprises of repurposing a mezzanine attic space into a tearoom which is above a small tools workshop within the Buoy Store building at the NLB Oban base.
Scope of works
鈥trengthening of existing mezzanine floor with additional timber joists and steelwork support.
鈥ew fire rated ceiling to small tools workshop.
鈥teelwork framing at new external doorway and removal of existing dado railing.
鈥ew partition wall supported off strengthened floor extending up to underside of roof.
鈥orming new internal window looking out to gantry crane room in the Building.
鈥onstruction of new lobby partition with door.
鈥esign, fabrication and installation of external stairway.
鈥orming new external doorway with door at first floor level leading to external stairway.
鈥nstallation and commissioning of electrical supply, lights, data & fire detection.
鈥nstallation of new extract ventilation for tearoom.
鈥rovision of water supply and waste plumbing to tearoom.
鈥nstallation of new kitchen units, including sink, and all fittings.
鈥ecorating walls and ceilings and fitting new floor coverings.
All works to comply with with Building (Scotland) Regulations 2004 and all subsequent amendment regulations.
The project must be delivered while maintaining the depot as a live operational base.
All drawings, specifications and project information are included in the tender document package along with submission requirements within Delta.
Mandatory site visit is scheduled for 17th November 2026, confirmation of attendance to be given through Delta message centre.
Works to begin 4th January 2027 and expected to be completed by 31st March.
